The Business Tower
Project Overview
The Business Tower is a high-profile 42-story commercial corporate tower located in the Business Bay financial district of Dubai. Acumen Aircool was contracted to deliver turnkey HVAC design, detailing, duct fabrication, and electrical distribution routing, complying fully with local municipal standards and Civil Defense codes.
Our focus was to optimize vertical HVAC duct performance and power grids to prevent energy loss across levels, introducing central water chillers, variable refrigerant flow (VRF) controls on individual office floors, and certified LV panel cabling containment systems.
Scope of Work
- Complete heat load calculation and duct shop drawings drafting.
- Installation of 3x 1200 TR water-cooled centrifugal central chillers.
- Fabrication and installation of 120,000 kg GI and PI ventilation ducts.
- Design, installation, and routing of Main LV Panels and sub-main distribution boards.
- Commissioning, air balancing, testing, and handover to building management.
Engineering Challenges
Managing massive static pressure loss on vertical HVAC ducts and organizing power distribution across high levels without voltage drops, all within tight structural shaft margins.
Solutions Delivered
Incorporated intermediate duct booster dampers and designed staggered busbar trunking systems that reduced static drop by 15% and secured consistent voltage throughout.
